Short answer
Every required NYC boiler inspection, low-pressure or high-pressure, must be performed between January 1 and December 31. The report is due in DOB NOW: Safety within 14 days of the inspection. Late reports are accepted until January 14 of the next year, with penalties.
Boiler deadlines at a glance
| Low-pressure boiler | High-pressure boiler | |
|---|---|---|
| Inspection cycle | January 1 to December 31 | January 1 to December 31 |
| Inspections per year | One | Two: one internal, one external |
| Report due | 14 days after the inspection | 14 days after each inspection |

For example, an inspection performed on December 31 must reach DOB by January 14.
High-pressure internal and external inspections share the same calendar-year cycle. DOB says they should be performed about six months apart. Neither one has its own separate date.
Which low-pressure boilers need an annual inspection
Annual inspections apply to H-stamped and E-stamped boilers, not HLW-stamped hot water heaters, in these property types:
- Residential buildings with six or more families
- Commercial and mixed-use buildings, regardless of boiler BTU capacity
- Residential buildings classified as Single Room Occupancy (SRO) dwellings
These registered low-pressure boilers do not need an annual inspection:
- Boilers in residential buildings with 5 families or fewer
- A single boiler located within a single dwelling unit that supplies heat only to that unit
Penalties
| Violation | Low-pressure | High-pressure |
|---|---|---|
| Late filing | At least $50 per month per boiler, up to $600 per boiler | At least $50 per month, per boiler, per inspection type, up to $600 per boiler, per inspection type |
| Failure to file | At least $1,000 per boiler | At least $1,000 per boiler, per inspection type |
A report not filed within the late filing period is deemed expired, and DOB will not accept it.
If the inspection finds defects
Defects must be corrected within 90 days of the initial inspection date. A subsequent inspection report must then be filed within 14 days of the subsequent inspection date. An affirmation of correction filed more than 104 calendar days from the initial inspection date is deemed expired, and the report is rejected.
An owner or licensee may request up to two 45-day extensions of the subsequent inspection filing deadline. Each request must be filed no later than the current correction deadline.
Frequently asked questions
When is the NYC boiler inspection deadline?
The inspection must happen by December 31 of the cycle year, and the report is due within 14 days of the inspection. The final date for a late filing is January 14 of the next year.
Do internal and external high-pressure inspections have different deadlines?
No. Both must be completed in the same January 1 to December 31 cycle. DOB says they should be about six months apart, but neither has a separate fixed date.
Does a small residential building need a boiler inspection?
Boilers in residential buildings with 5 families or fewer do not need the annual inspection. Commercial and mixed-use buildings do, regardless of BTU capacity.
What happens if I miss January 14?
The report is deemed expired and DOB will not accept it. The owner is then liable for the failure-to-file penalty of at least $1,000 per boiler.
